Local conditions
Coating concrete in North Fort Myers
North Fort Myers is in Lee County. Cape Coral is canal-front living on a massive scale, which means lanais, pool decks and boat-adjacent concrete everywhere. Sanibel and Fort Myers Beach are rebuilding stock with fresh slabs that take a coating beautifully.
The first question on any Florida slab is water. Vapor travels upward through concrete continuously in this climate, and a film-forming coating with nowhere for it to go is a failure waiting to happen, so we take a reading before quoting anything.
The other local factor is the weather window. Afternoon storms and high humidity affect cure times, which is why we give you real dates rather than a generic three-day promise.
South down 75. A strong area for pool deck and lanai work.
Prep does not change with the ZIP code. Diamond grinding, crack and pinhole repair, primer, then the system you chose. A North Fort Myers garage gets exactly what one ten minutes from our shop gets.

Choosing a system
Which floor suits a North Fort Myers property
Four systems cover almost everything we install. The slab and the room decide which one, not the price list.
Grind and seal
The minimal option, and sometimes the best one. Mechanically polish what is there, seal it, done. Cheapest of the four and ideal when the slab underneath is decent enough to deserve showing.
Flake
The workhorse finish. A broadcast chip layer under a clear coat, which disguises dust and tire marks far better than a flat color and keeps some texture underfoot. Eighteen blends to pick from, viewed on your own floor.
Metallic
Closer to painting than to construction. Color gets pushed and feathered while the pour is still open, then locked under clear. Right for a room on show, overkill for a shed.
Polyaspartic
The quick one. Sets in hours rather than days and does not yellow in sunlight, so it suits a working shop that cannot shut and any floor that catches afternoon sun.
Whatever goes on top, the preparation underneath is the same and it is not negotiable. We diamond grind the slab to open the surface, chase and fill cracks, and take a moisture reading before quoting. Florida slabs sit on sand with a high water table and move vapor upward constantly, so a coating that traps it will bubble and let go no matter how good the resin was. Skipping that step is why people end up stripping a floor they paid for two years earlier.
Questions
North Fort Myers questions
Do you actually work in North Fort Myers?
Yes. North Fort Myers sits inside our 120-mile service radius from Sarasota, and we run this area regularly. Distance affects scheduling, not whether we come out.
Is North Fort Myers covered under Lee County?
It is. North Fort Myers is in Lee County, and you can see every city we cover there on the county page. South down 75. A strong area for pool deck and lanai work.
How soon can you get to a job in North Fort Myers?
Two things decide it: how far out you are and what is already on the schedule. We batch work by direction rather than driving the same road twice, so ringing at the start of the week usually gets you in sooner.
What does a garage floor cost?
Not by the square foot alone. A clean slab that needs nothing but grinding costs far less to prepare than one that has to be stripped, chased and patched first, which is why we read the floor before quoting rather than after.
Do you grind, or just coat over what is there?
Always ground, never just coated. Acid etching barely touches a hard-troweled slab, and a coating with nothing to grip is a coating that peels in sheets later.
Can you coat outdoor concrete in Florida?
Yes, with the right system. Standard epoxy ambers and turns slick under ultraviolet light, so exterior work gets a UV-stable polyaspartic or polyurea with texture in the topcoat for pool decks, lanais and patios.
How long before I can park on it?
Foot traffic is usually the day after the clear coat and vehicles about four to five days after, depending on humidity. You get exact dates for your job before we start.
Tell us where you are and what you have.
Rough size and a photo of the slab is enough to get a real number back. No showroom visit, no pressure.
