What the concrete is like here
A lot of Charlotte County housing stock was rebuilt or repaired after recent storm seasons, which means plenty of newer slabs and plenty of older ones that have been patched. Both need reading before a coating goes down.
That matters because the slab decides the system. We take a moisture reading and read the surface before quoting anything, so what we specify in Punta Gorda may be different to what we would put down twenty miles away.

Whatever the system, the preparation is identical: diamond grinding, crack and pinhole repair, then primer. That is the part that decides whether you are still happy with the floor in eight years.

What decides the job
What decides a Charlotte County job
Weather sets the schedule, not the calendar
Humidity and afternoon storms change cure times, which is why we give you real dates for your job instead of a generic three-day promise. Outdoor work in particular gets planned around a window rather than booked blind.
The slab decides the system
Before anything is quoted in Charlotte County we read the concrete: moisture, cracks, oil, and whether something has already been put on top of it. A slab that has been sealed or painted needs that removed mechanically before a new coating will bond, and no amount of good resin substitutes for that step.
Florida moves water upward
Sandy subgrade and a high water table mean vapor travels up through a slab continuously. Trap it under a film-forming coating and you get bubbling and delamination that cannot be repaired afterwards. Where the reading comes back high we specify a moisture-tolerant primer rather than hoping.
Preparation is the whole argument. The finish is what you see; the grind underneath is what decides whether you are still happy in year eight.
That is the same in Punta Gorda as it is ten minutes from our shop. Distance changes when we can get to you, not what we do when we arrive.
Cost follows three things and none of them is a per-square-foot sticker: how big the floor is, what shape the concrete is in, and which system goes on top. A sound slab that only needs grinding is far cheaper to prepare than one carrying cracks, oil staining or a failed coating that has to come off first. We would rather look at the floor and give you a real number than quote a range that means nothing.
If you are weighing this up, the useful next step is a photo. Send one of the slab with a rough measurement and we can usually tell you the system, the likely range and how many days it takes before anyone drives anywhere.
Questions
Charlotte County questions
Do you actually work in Charlotte County?
Yes. Charlotte County sits inside our 120-mile service radius from Sarasota, and we run this area regularly. Distance affects scheduling, not whether we come out.
How soon can you get to a job in Charlotte County?
It depends where you are in the radius and what else we have running that week. Closer work gets slotted faster and further work gets grouped with other jobs in the same direction, so calling early in the week helps.
What does a garage floor cost?
Square footage, slab condition and system choice decide it. A sound slab that only needs grinding is far cheaper to prepare than one with cracks, a failed coating or a moisture problem. We look at the floor before giving you a number.
Do you grind, or just coat over what is there?
We diamond grind every floor. Coating over a sealed, dirty or previously coated slab is the single most common reason epoxy fails, and it is not something we do.
Can you coat outdoor concrete in Florida?
Yes, with the right system. Standard epoxy ambers and turns slick under ultraviolet light, so exterior work gets a UV-stable polyaspartic or polyurea with texture in the topcoat for pool decks, lanais and patios.
How long before I can park on it?
Foot traffic is usually the day after the clear coat and vehicles about four to five days after, depending on humidity. You get exact dates for your job before we start.
Tell us where you are and what you have.
Rough size and a photo of the slab is enough to get a real number back. No showroom visit, no pressure.
