Grind and seal
No coating at all, strictly speaking. We grind the existing slab to a refined finish and seal it, which stops the dusting and the staining while leaving the concrete looking like concrete.
Flake
What most garages end up with. Chips are thrown into the wet base until it will not take another one, then sealed, which gives you a surface that hides dirt and does not turn into a skating rink when a wet car pulls in.
Metallic
The one people stop and stare at. Pigment is worked through clear resin in the forty minutes it stays liquid, so the floor is genuinely one-off and the installer's hand is visible in it.
Polyaspartic
Fast and UV stable. Back in service in a fraction of the time, and a gray that stays gray instead of going amber in the sun, which is why our outdoor work almost always finishes with it.
Whatever goes on top, the preparation underneath is the same and it is not negotiable. We diamond grind the slab to open the surface, chase and fill cracks, and take a moisture reading before quoting. Florida slabs sit on sand with a high water table and move vapor upward constantly, so a coating that traps it will bubble and let go no matter how good the resin was.
