A pool deck in this part of Florida gets asked to do something no other slab on the property does. It sits in full sun most of the day, it gets walked on by wet bare feet, and it takes splash from a pool that is either chlorinated or salt. Then it does that for about three hundred days a year. Most decks around Sarasota were never coated for that, or they were painted once by somebody who treated the deck like a garage floor with a view.
Here is what actually happens to those decks, and what a coating can and cannot fix.
What the sun does to a bare or painted deck
Bare concrete out here goes two directions. It gets porous and dusty on top, or it takes on a hard gray glaze that reflects like a sheet of paper at noon. Both are unpleasant. The porous version tracks into the house on wet feet. The glazed version means you squint at your own back yard from about eleven to three.
Painted decks fail more theatrically. A latex or acrylic deck paint has pigment held together by a binder, and Florida ultraviolet light chews through binders. When the binder gives up, the pigment lets go as loose powder. Rub your hand across an old painted deck and look at your palm. That chalk on your skin is the coating leaving. Once chalking starts it does not stop, and anything you put over the top of it is bonding to powder rather than to concrete.
Then there is heat. Concrete stores it, and a dark deck stores more of it. There is a reason people cross their own deck at a jog in August. That is a real design problem and it is worth solving on purpose rather than hoping the afternoon clouds show up.
The barefoot test is the actual specification
Anybody can tell you a coating is slip resistant. That word does very little work. The test that matters is simpler and you can run it yourself: walk the deck wet, barefoot, at the pace a nine year old would use coming out of the pool.
A deck can fail that test in two opposite ways. Too smooth and your foot goes out from under you at the corner by the steps. Too aggressive and it feels like walking on a sidewalk that has been left out in a hailstorm, which shreds the tops of toes and turns a pool float into a repair project. Plenty of decks I have been called to fix were coated by somebody who reached for the coarsest aggregate on the shelf because coarse felt safe. It is not safe. It is just uncomfortable, and people stop using the deck.
Texture is a tunable choice, not a switch. The size of the aggregate, how much goes into the topcoat, whether it is broadcast into the wet coat or blended in, and how heavily the topcoat buries it all move the result. My habit is to make a sample board with the actual system and the actual texture, leave it with the homeowner, and let them hose it down and stand on it. That takes one visit and it settles an argument that specifications never will. When the deck is going to be a wet-play surface for kids, we tune it differently than we would for a couple who mostly use the deck for chairs and a table.

Color and finish, honestly framed
Lighter colors run cooler. That is not marketing, it is just how reflected light works, and you can feel the difference between a pale sand deck and a charcoal one at two in the afternoon without any instrument at all. What I will not do is hand you a number and claim a coating drops your deck by some exact amount of degrees. It depends on your color, your sun exposure, your shade trees, and the day. Anybody quoting you a precise figure is selling.
Finish matters as much as color. A high-gloss topcoat on a deck in open sun is a mirror, and mirrors are miserable to look at and to walk on. A satin or matte topcoat kills the glare and hides ordinary wear better. Most of the deck work I do ends in a low-sheen finish for exactly that reason, even when the homeowner came in asking for the wet-look shine they saw on a garage floor. A garage has a roof over it. Your deck does not.
Cool-deck style textured systems earn their reputation partly through color and partly through the texture itself, which breaks up the surface so less of it is in flat contact with the bottom of your foot at any moment. It genuinely helps. It is not air conditioning.
On color, this is the part of the job I actually enjoy. A deck can carry a blend that picks up the water, the coping, and the house without looking like a showroom sample. That is the artwork half of this trade, and it is why I stopped working for other people.
Chlorine, salt, and what splash does to a topcoat
The splash zone, meaning the first few feet out from the coping, lives a harder life than the rest of the deck. It is wet more often, it dries with residue on it, and it gets scrubbed by feet constantly.
Chlorinated water and salt-chlorinated water both leave residue when they evaporate, and that residue sits on the coating until the next rain or rinse. A properly cured, chemically appropriate topcoat handles that without drama. Where people get burned is with a system that was never meant to live outdoors at all.
The classic version of that mistake is a straight epoxy topcoat on a pool deck. Epoxy is a superb resin. It bonds hard, it builds thickness, it takes abuse indoors for years. It also ambers in sunlight. The resin chemistry itself yellows under ultraviolet exposure, which is why a white epoxy deck installed in spring can read distinctly tan by the following spring, and why a light gray goes slightly urine-colored in the corners that get the most sun. That is not dirt and it does not wash off. It is the coating itself changing color.
The fix is not exotic. Build with whatever body coat suits the deck, then finish with a topcoat whose chemistry is stable under ultraviolet light. Aliphatic polyaspartic and polyurethane topcoats exist for exactly this reason. On an outdoor slab, the topcoat is the part doing the color-holding work, and it is not the place to save money. The same logic applies to a covered lanai floor, which gets less direct sun but still gets plenty of bounced light off the deck and the pool.
Puddles, slope, and the thing coatings cannot do
Walk your deck the morning after a hard rain and photograph where the water is still standing. Those puddles are the single most useful piece of information you can bring to a walkthrough, and almost nobody thinks to gather it.
A coating follows the shape of the slab underneath it. If your deck ponds a half inch of water by the equipment pad because that section settled, a coating will give you a beautifully finished puddle. I want to be blunt about that because homeowners are told otherwise fairly often. Resin does not re-slope concrete. It is a skin, and skins take the shape of what they are on.
What can be done varies. Minor low spots can be filled and feathered during prep so water at least moves instead of sitting. Real slope problems are a concrete correction, and depending on how bad it is, that is either a patching job before the coating or an honest conversation about whether this deck should be coated at all this year. Standing water is a safety problem on top of being an ugly one. Water that sits gets warm, grows a film, and turns any surface slick regardless of what texture you built into it.
Drainage also decides where the wear shows up. The route from the pool steps to the door is where the deck gets worn and where residue concentrates. It is worth knowing that route before choosing color, because that is the path that will show every mark first.
How a deck renovation actually sequences
The order of operations is not negotiable, and this is the part of the job where corners get cut by people bidding low.
Old coating comes off. All of it. Grinding or shot blasting takes the surface down to sound concrete with an open profile the new resin can key into. If somebody proposes coating over your existing chalking paint, they are proposing to bond to a layer that is already letting go, and the failure will look exactly like the old coating peeling in sheets, except now it will take the new work with it.
Cracks get repaired next, and repaired honestly. A moving crack in a slab needs a treatment that acknowledges it will keep moving. Filling it flush and coating over it makes it invisible for one season and then it telegraphs straight back through. Control joints usually stay as joints rather than being buried, because a joint is doing structural work.
Then the pour. Base coat, color work, texture, topcoat, each with its own window before the next can go down. Then cure time before anything walks on it, and a longer window before pool chemicals and furniture come back. The exact numbers depend on the system and the weather that week, so I give a real schedule for your job rather than a brochure number. What I will say plainly: if you have a party on a Saturday, do not start this on a Thursday. Every rushed deck I have been called to repair was rushed for a date on a calendar.
The same sequence applies to an attached patio slab, and doing both at once usually costs less disruption than doing them a year apart.
Keeping it, once it is down
Maintenance on a well-built deck is unglamorous, which is the point. Rinse it. A hose down every couple of weeks in swim season keeps residue from accumulating in the splash zone, and that is most of the battle. Mild soap and a soft deck brush handle anything the hose leaves behind. Skip acid washes and skip anything with a wire brush on it.
Furniture is the sneaky one. Metal chair feet dragged across the same arc a thousand times will cut through any topcoat eventually. Glides on the feet solve it for a few dollars.
Every topcoat has a resealing horizon. It is not a failure, it is a wear layer doing the job it was installed to do. When the sheen goes flat in the traffic path and the color starts reading tired, that is the signal to scuff and re-topcoat, which is a fraction of the work of the original install because the body of the system is still there and still bonded. Decks that get rinsed and reglazed on schedule stay good-looking for a long time. Decks that get ignored until the topcoat is worn through get to start over, because once you are into the color layer the repair is a repair, visible as one.
If you want the fast version: keep water moving off it, keep grit and metal feet from grinding on it, and re-topcoat before the wear reaches color.
Pool deck questions people actually ask me
Can you coat over my existing painted deck instead of removing it? No, and I would rather lose the job than say yes. Old deck paint that has started chalking is a layer with no grip left. New resin bonded to it will pull off in sheets, taking your money with it. Removal is a day of grinding and it is the difference between a deck that lasts and a deck that fails visibly.
Will my deck actually be cooler? Cooler than a dark bare slab, yes, and you will notice it. Lighter color plus a textured finish plus a low-sheen topcoat all pull in the same direction. It will still be a Florida deck in August, and I am not going to promise you a temperature number, because anyone who does is making it up.
Why did my neighbor’s white deck turn yellow? Almost certainly a straight epoxy topcoat, which ambers under ultraviolet exposure. The color change is in the resin itself so no amount of cleaning brings it back. The prevention is an ultraviolet-stable topcoat over the top, chosen at the start.
How long before we can swim and put the furniture back? Walking traffic comes back well before furniture and pool chemistry do, and both depend on the system and that week’s weather. You will get a real schedule with dates before we start, not a guess. Plan the party for the following weekend and everyone stays happy.
The deck holds water in one corner. Fixable? Partly. Small low areas can be filled and feathered during prep so water drains instead of parking. Real settlement is a concrete problem and a coating will not fix slope. I will tell you which one you have when I look at it, and I would rather say the unwelcome thing on day one.
