What Grinding Buys You: The Case for Real Concrete Prep

Grinding is the line item people want to cut. It is the least photogenic part of the job, it produces nothing you can look at, and on paper it reads like an optional extra dressed up as a necessity. I understand the instinct entirely. I am going to argue against it anyway, because the grinder is the reason a floor is still there in fifteen years.

None of what follows needs you to learn a trade. It needs you to understand one thing about your slab, which is that the surface you are looking at is not the concrete. It is something sitting on top of the concrete, and resin cannot hold onto it.

The surface of your slab is not the slab

When concrete is poured, the heavier aggregate settles and the fine particles and water rise. What ends up on top is a thin, weak, dusty layer with very little strength of its own. It has a name in the trade, laitance, and it is the reason a brand new slab can look flawless and still be a terrible thing to glue to.

Layered onto that, usually, is more. Most slabs got a curing compound sprayed on them when they were poured, which is a film designed to hold water in while the concrete gains strength. It did its job and it is still there. Somebody may have sealed the floor later. Somebody may have rolled a garage paint on it, and paint from the shelf at a home center is bonded to the laitance, meaning it is bonded to something that is barely bonded to anything.

Then years of ordinary life: tire residue, oil that soaked in and spread further than the visible stain, driveway sealer tracked in on shoes, whatever leaked out of the lawn mower.

Here is the part that catches people. Almost none of that is visible. A clean looking gray floor in a tidy garage can be carrying a curing compound, a weak surface layer and an oil shadow all at once, and you cannot see a single one of them standing up. A coating put over that is bonded to contamination, and the contamination is what eventually lets go.

Acid etching, and why the rinse and hope method keeps failing

The kit approach is an acid wash. You pour a diluted acid over the floor, it fizzes, you scrub it, you rinse it, and the surface feels rougher afterward. It genuinely does something, which is why the method has survived. It also has problems that no amount of care fixes.

Acid attacks the cement paste in an uneven way. It bites deeply where the surface is already open and barely touches it where a sealer or curing compound is still intact, so you end up with a patchwork rather than a consistent surface. The places it failed to reach are precisely the places most in need of help.

Then there is the rinse. Acid etching leaves residue and loosened material behind, and all of it has to come off completely, along with all the water. On a garage floor with no drain, that means pushing gallons of acidic slurry out the door and hoping the surface underneath dried properly. What actually happens is a film of fine loose material settles right back down on the floor as the water evaporates, and now the coating is glued to dust.

And it does nothing about flatness, nothing about old coatings that resist acid, nothing about revealing what shape the slab is in. It is a chemical surface treatment being asked to do a mechanical job.

Etching is not a scandal. It is an older method that was reasonable before diamond tooling became normal for residential work, and it is still what a weekend kit will tell you to do because a homeowner cannot rent judgment. But if somebody quoting you a floor in 2026 lists an acid wash as their surface preparation, they are handing you a bond line built on a maybe.

What the grinder actually does, in plain terms

A concrete grinder is a heavy machine with industrial diamonds spinning against the floor. It does three things at once, and each one matters for a different reason.

It removes. The laitance, the curing compound, the sealer, the paint, the top skin of anything soaked in. What is left is real structural concrete rather than the film that was sitting on it.

It opens. Concrete is porous, but its pores are usually clogged. Grinding exposes them, so the primer has somewhere to physically go. This is the part worth picturing clearly: a properly prepped floor is not a smooth surface that resin sits on. It is a slightly toothy surface that resin sinks into and then hardens inside of, which is a mechanical grip rather than a chemical hope. That is the whole difference. Chemical adhesion can be defeated by moisture pushing up from below. Resin locked into the pore structure of the slab is holding on the way a root holds soil.

It flattens. High spots come down, trowel ridges disappear, the transition where a slab was poured in two sections gets evened. A floor that is flat before coating reflects light evenly afterward, and on a metallic pour especially, where the finish is a moving reflective surface, every ripple the slab had is a ripple the eye will find.

And it reveals, which might be the most valuable thing it does.

What the grinder finds, and why finding it is the win

Every slab has a story it has not told you. Grinding is the conversation where it does.

Cracks are the common one. A hairline you have looked at for years turns out to run deeper and further than the surface suggested, and now it can be routed out into a proper channel and filled with something structural rather than smeared over. A crack coated across is a crack that will telegraph through your new floor within a season, because the slab still moves and the resin over it has nothing to move with.

Spalling shows up next, usually near the garage door where water and heat cycle hardest. What looked like a small rough patch has often undermined a wider area of sound looking surface around it, and grinding takes it back to solid concrete so the rebuild starts from something real.

Moisture shadows appear too. Ground concrete dries at a fairly even rate, so when one area stays visibly darker than everything around it, something is different there. That is a sign worth having before coating rather than after, and it can change the primer choice for that section.

Every one of those is a problem you already owned. The grinder did not create them. It just moved them from the invisible column into the visible one, which is the only column where they can be fixed. Finding a soft patch on prep day costs a repair. Finding it after coating costs the floor.

Dust, and what “dustless” honestly means

The word people flinch at is dust, and the mental image is a gray film on everything in the house. That image comes from an older way of working and it is worth updating.

Modern grinders run connected to industrial vacuums that pull at the cutting head, so the great majority of material is captured at the moment it is created rather than chased around the room afterward. The difference between a machine on a vacuum and one without is not incremental. It is the difference between a contained work area and a mess.

I will not use the word dustless, though, because it is not true and you will notice it is not true. What is honest is this: on an attached garage I seal the openings between the work area and the house, the machine is on suction the whole time, and there is a real cleanup at the end of the day. You will not find dust on your kitchen counters. You may find a light film on something in the garage that could not be moved, which is why I ask for the space to be genuinely emptied.

For interior work the containment is tighter, because the stakes are higher and a living room is not a garage. If somebody promises you zero dust in an occupied house, they are overselling, and overselling small things is how you learn what somebody does with big ones.

What a properly prepped slab looks like before any resin

This is my favorite moment on a job and almost nobody sees it, because it happens between when the customer leaves and when the color goes down.

A slab that has been ground correctly is uniform. One consistent tone across the whole floor, edge to edge, corner to corner, with no darker rings where a machine sat too long and no untouched borders where it could not reach. Run a hand across it and it has a faint tooth, like very fine sandpaper. The aggregate may just be showing through in places. Repairs are in and cured flush, control joints treated, the door threshold squared up.

It is honestly beautiful in a plain way, and it is the point where I know what the finished floor is going to be. Everything after this is execution. The artwork people pay for is decided here, on a gray floor with no color on it at all, because a flake broadcast or a flake system laid over an uneven, half prepped slab will read as uneven no matter how good the material or how careful the hands.

The corners are where I would look if I were inspecting somebody else’s prep. Middles are easy. Edges, corners, and the strip along the wall are hand work with smaller tools, and they are the first thing skipped when a crew is behind. They are also exactly where coatings begin to lift.

The dividend arrives years later

Prep is unusual as a purchase because its entire value is deferred. On handoff day, a floor over a lightly scrubbed slab and a floor over a fully ground one look identical. Both are glossy. Both are the color you picked. You cannot tell them apart, and neither can I from a photograph.

Year two is where they separate. The under prepped floor starts at a weak point, usually an edge, a threshold, or wherever a car parks. A patch lifts, water gets under the lifted area, and it spreads from there because the lifted edge now gives the next patch something to pull against. Hot tires find it first in this climate. And a coating that is delaminating cannot be spot fixed in any way you would accept, because the new material has to bond to the same contaminated surface that failed in the first place. The repair is removal and starting over, at full cost, having already paid once.

The well prepped floor simply keeps being a floor. That is the whole dividend and it is invisible, which is why it is the easiest thing in the world to sell against and the worst thing to go without. Everything on a garage floor we coat is built on that decision, made on day one, by somebody with a machine and no shortcut in mind.

One question that sorts contractors

You do not need to learn the technical vocabulary to test somebody. Ask them what surface profile they grind to and how they decide.

You are not listening for a specific answer. You are listening for whether one exists. A person who does this seriously will tell you that it depends on the system going down, that a thin coating wants a different surface than a thick build, and that the slab’s condition affects the tooling. They may mention the tooling they use. The answer will have moving parts, because the real answer has moving parts.

The answer to worry about is a confident nothing. “We prep every floor thoroughly.” “We use commercial grade equipment.” “We grind it, yeah.” If the concept of matching a profile to a system is not something they have thought about, then they are running the same tooling over every floor regardless of what it needs, and adjusting nothing based on what they find.

Then ask a second one, which is really the same question wearing different clothes: what happens if the grinder turns up something you did not expect? Somebody who has answers to that has been in the situation and has a process. Somebody who says it does not really happen has either not ground many floors or is not telling you when it does.

Prep questions homeowners actually ask

Q. My garage floor is brand new. Do you still have to grind it? Yes, and new slabs are one of the clearest cases for it. Fresh concrete has the weakest, dustiest surface layer of all, plus a curing compound sprayed on at the pour whose entire purpose is to seal the surface. Both of those are exactly what a coating cannot grip. New concrete needs the same mechanical opening as old concrete, and it usually needs less repair work, so the prep day tends to run shorter rather than being skipped.

Q. Can I save money by grinding it myself before you arrive? Please do not, and this is not me protecting labor. Rental grinders are underpowered and typically come with tooling that is wrong for whatever is on your slab, and the common outcome is a floor that is unevenly gouged in the middle and untouched at the edges. That takes longer to correct than starting from an untouched slab. If you want to reduce cost, empty the space completely and move the refrigerator. That saves real time.

Q. What about shot blasting? It is a legitimate mechanical method and it is genuinely good on large open commercial floors, where it moves fast and produces a consistent aggressive surface. On residential work I usually favor grinding, because it handles edges and corners better, it flattens as it goes, and it deals with old coatings and sealers more gracefully. It is a tool choice rather than a quality tier. Anybody using either one is doing mechanical prep, which is the part that matters.

Q. How can I tell whether my existing floor was prepped properly? Look at the edges and the threshold. If the coating stops short of the walls, if you can see a color change in a border strip, or if the edge at the garage door looks thin, that is a floor that was rolled rather than prepped. Then check whether it has lifted anywhere near where a car parks. Prep failures start at edges and under tires, essentially every time.

Q. My slab has a big crack. Is a coating even worth it? Usually yes, with a plain caveat. The crack gets opened up and filled with a structural material during prep rather than coated across, and that repair is very strong. What no coating can do is stop a slab from moving, so if the crack is active because of something happening underneath, it can eventually reappear. I will tell you which kind you have when I look at it, and I would rather say so beforehand than let you find out.
